## Cyprus Property Market August 2026: #1 in Europe and #4 in the World for Wealth / Larnaca Leading Growth within Cyprus

In the space of a few weeks, two of the most authoritative benchmarks in global property and wealth have pointed to the same conclusion. Here is what they said — and what it means for property owners in Larnaca.

01

Henley Report · July 2026

### Cyprus Ranks #1 in Europe — and 4th in the World — for Wealth Mobility

The Henley Private Wealth Migration Report 2026 is the most closely watched global benchmark for understanding where the world's high-net-worth individuals are choosing to base themselves and their capital. Its annual Wealth Mobility Competitiveness Score evaluates 12 weighted factors — tax treatment, rule of law, quality of life, political stability, and international connectivity among them.

In the 2026 edition, Cyprus scored 73.5 out of 100 — placing it 4th globally, behind only Singapore, New Zealand, and the Cayman Islands. Every other EU member state ranked below Cyprus. The Netherlands. Portugal. Italy. Spain. Switzerland. None of them came close.

73.5

Cyprus score on the Wealth Mobility Competitiveness Scale (out of 100)

#1

Ranked first in Europe — ahead of the Netherlands, Portugal, Italy, and Switzerland

#4

Globally — behind only Singapore, New Zealand, and the Cayman Islands

The ranking is not a lifestyle poll or a travel magazine's best-of list. Henley & Partners measures concrete policy variables that determine where mobile capital actually moves. And on those variables, Cyprus wins across the board.

Why Cyprus Ranks #1 in Europe — Henley 12-Factor Methodology

Factor
Cyprus Position
Notable Context

Inheritance tax
None
Abolished — no estate or inheritance levy

Non-domicile tax regime
Intact
UK abolished its non-dom regime in 2025

EU passport access
174 countries
Full EU membership, Schengen access

Business environment
English-speaking
Common law legal system, stable legislation

Political stability
Strong
Predictable, EU-regulated jurisdiction

Golden Visa / residency
Active programme
Spain ended its Golden Visa in 2024

The context is important. The UK abolished its non-domicile tax regime in 2025, triggering a well-documented outflow of high-net-worth residents. France came within a single parliamentary vote of introducing citizenship-based taxation. Germany is debating wealth taxes. Spain ended its Golden Visa programme. Against this backdrop, Cyprus's unchanged and investor-friendly framework stands out sharply — and the Henley ranking reflects precisely that contrast.

What this means for property

#### Sustained High-Net-Worth Demand for Cyprus Real Estate

Wealth migration rankings are a leading indicator for property markets. When high-net-worth individuals relocate, they bring housing demand — both for primary residences and for short-stay accommodation while they establish themselves. Cyprus saw foreign buyers account for 28% of all property transactions in 2025 , up 16% year-on-year. The Henley ranking suggests that trend is structural, not cyclical. The conditions that are driving it — tax framework, passport access, political stability — are not going to change quickly.

What this means for STR

#### A Growing Segment of High-Value, Extended-Stay Guests

Relocating professionals and wealthy families do not move overnight. They spend weeks and months in furnished accommodation while they evaluate neighbourhoods, schools, and legal structures. This is a guest profile that books quality properties for extended stays, pays well, and causes minimal operational friction. In Larnaca specifically, the medical tourism and IVF sector already brings European patients requiring multi-week stays. Wealth migration adds a further layer of the same high-value, extended-stay demand.

RICS / KPMG · Q2 2026

### Larnaca Named the Strongest Performing District in Cyprus

The RICS/KPMG Cyprus Property Price Index is the most authoritative property benchmark on the island — a quarterly publication tracking price and rental movements across all districts and asset categories. The Q2 2026 edition, released in August 2026, produced a clear and striking result.

Larnaca led the entire island. Highest price growth in apartments. Highest price growth in offices. Leading quarterly gains in holiday properties too. The KPMG head of real estate said explicitly: "Apartments remained the strongest-performing asset class, showing growth across all major districts, with Larnaca leading the market."

RICS/KPMG Q2 2026 — Apartment Price Growth by District

Larnaca ★ Leading the island

Paphos Strong growth

Famagusta Solid gains

Nicosia Modest gains

Limassol Near flat

Source: RICS/KPMG Cyprus Property Price Index Q2 2026. Bars are directional — precise district percentages not published at district level in the Q2 report. Limassol remains the most expensive market on the island by absolute price level.

This is not a one-quarter anomaly. The RICS/KPMG data shows Larnaca has been the standout performer in consecutive quarters. Q1 2025 named Larnaca as the strongest district for offices, houses, and apartments. Q2 2025 confirmed Larnaca leading in holiday apartments and houses. Q1 2026 showed Larnaca again posting the largest gains across residential categories. The Q2 2026 result is a continuation of an established trend — not a surprise spike.

ℹ️

Limassol context: Limassol remains the most expensive market in Cyprus — and it still recorded positive annual growth. But the KPMG report describes near-flat quarter-on-quarter changes across most Limassol sectors, with some categories declining. This is the natural behaviour of a mature, saturated market. Larnaca, by contrast, is in the accelerating phase of its cycle — the phase that historically delivers the strongest returns for property owners who are already positioned.

What this means for owners

#### Your Asset Is Appreciating at the Fastest Rate on the Island

If you own property in Larnaca — whether you are renting it short-term or holding it long-term — the RICS/KPMG data confirms your asset is outperforming every other district in Cyprus on price growth right now. Capital appreciation and rental income are compounding simultaneously. That combination — strongest growth momentum, still meaningfully lower entry prices than Limassol, and accelerating rental demand — is what makes the current moment in Larnaca particularly significant for existing owners and new investors alike.

What this means for STR

#### Rental Demand Is Following Price Growth — Not Lagging It

The RICS/KPMG index also tracks rental values. Apartments across Cyprus posted over 5% annual rental growth in the most recent year — and Larnaca's rental market is tightening in line with its price growth. Available long-term rental listings in Larnaca collapsed to just 128 units in July 2025. That supply pressure flows directly into short-term rental demand: guests who cannot find suitable long-term accommodation become short-term tenants. The structural forces driving Larnaca's property market are the same forces filling short-term rental calendars.

What These Two Reports Tell Us Together
Taken individually, each report is significant. Taken together, they describe a clear and mutually reinforcing picture. The world's most mobile capital is choosing Cyprus above every other country in Europe — and within Cyprus, Larnaca is the district recording the strongest property market performance on the island.

Wealth migration drives demand for quality accommodation. Quality accommodation demand drives short-term rental occupancy and nightly rates. Strong occupancy and rates drive asset income. And the RICS/KPMG data confirms that the underlying asset itself is appreciating faster in Larnaca than anywhere else in the country.

For property owners in Larnaca, August 2026 has delivered two pieces of independently verified, data-backed good news. Both point in the same direction.
